Enforcement & By-Law Services - Accessory Structures on Private Property (sheds, decks, bin/dumpsters)


The setback of structures is the required separation between the accessory structure and the property line.
Structures (e.g. shed and decks)
located too close to the property line are in violation of zoning By-Laws. A brief list of regulations is listed below.

  • Most structures require a minimum 2 foot setback from all property lines.
  • Setbacks for pigeon coops have different requirements through Zoning.
  • Structures under construction are handled by the Building Department then the Zoning Departent

The Committee of Adjustment is a quasi-judicial body, comprising five (5) members (eligible electors) who are appointed by the Council of the City of Brampton. The Committee of Adjustment operates under the authority of the Planning Act. The Committee is empowered to grant minor variances from the provisions of the Zoning By-law and to permit extensions, enlargements or variations of existing legal non-conforming uses. The Committee may also grant consent to an owner who wishes to convey or transfer an interest in “part” of their land.
